Terms
Terms and disclosures
Plain-language terms covering what a request for evaluation does, what it does not do, and the limits of the information published here.
Who we are
FloridaMobileHomeParkBuyer.com is owned and operated by Titan Property Investors. We are a principal buyer: we buy communities for our own account, and we sometimes refer or resell a community to another qualified buyer when it does not fit our long-term criteria. We will tell you if that is the case.
We buy entire mobile home parks and manufactured housing communities in Florida. We do not buy individual mobile or manufactured homes, and we do not represent sellers as a licensed real estate brokerage on this site.
What a request for evaluation is — and is not
Requesting an evaluation creates no obligation for you to sell and no obligation for us to buy.
A request is not a listing agreement, an option, a letter of intent, or a purchase contract.
No agency, fiduciary, brokerage, or representation relationship is created.
An offer is not guaranteed. Many communities do not fit our criteria, and we will say so plainly.
Any offer we make is expressed in a written letter of intent, is subject to due diligence and clear title, and is not binding until definitive documents are signed by both parties.
No legal, tax, insurance, or accounting advice
The information on this website is general education for Florida park owners. It is not legal, tax, insurance, appraisal, or accounting advice, and it is not a substitute for advice from your own professionals.
Florida requirements can vary based on property type, rental structure, resident ownership, utility arrangement, municipality, county, zoning, existing approvals, community documents, and how a transaction is structured. Confirm anything that matters to your situation with your own Florida attorney, CPA, insurance agent, and the relevant government office.
Accuracy and sources
We link to primary Florida sources — the Florida Statutes, state agencies, FEMA, and county offices — where a statement depends on them. Laws, maps, rules, fees, and local requirements change. Always check the current version at the source before relying on it.
We do not publish testimonials, reviews, ratings, transaction totals, or case studies on this site unless and until they can be independently verified.
Information you submit
You agree that information you submit is yours to share, and that you have authority to discuss the community. If ownership is held by a partnership, trust, or estate, we may ask for documentation of authority before proceeding.
By submitting the form you agree we may contact you by phone, text, or email about your inquiry. See our privacy policy for how information is handled.
Confidentiality
We treat inquiries as confidential. We do not post listings, place signs, contact residents, or disclose your community's identity as part of our evaluation process.
Limitation of liability
This site is provided as is. To the extent permitted by law, Titan Property Investors is not liable for indirect or consequential damages arising from use of this website or reliance on general information published here.
